🏠 What Wood County WV Home Buyers and Sellers Need to Know This Fall

🏠 There are more homes available in Parkersburg

According to Realtor.com data for August 2026, Parkersburg had 207 homes actively listed for sale, an increase of nearly 22% from the same time last year. The median listing price was approximately $160,700.

More inventory means buyers have more properties to consider. It also means sellers need to pay attention to how their home compares with the other properties buyers can choose from.

That makes pricing and presentation especially important.

A home that is priced appropriately and presented well can stand out among competing listings. On the other hand, pricing a property too high can result in additional time on the market and potentially require a price adjustment later.

💰 What are homes actually selling for?

One interesting thing about the current market is the difference between asking prices and sold prices.

Realtor.com reported a Parkersburg median listing price of about $160,700 in August, while its reported median sold price was $199,000. These figures measure different sets of properties and shouldn’t be treated as a direct apples-to-apples comparison, but they illustrate why looking only at the asking prices of homes currently for sale isn’t enough when determining what a particular property may be worth.

Zillow’s Wood County data also provides a different perspective. As of August 31, 2026, Zillow reported a typical Wood County home value of $176,482, with values up about 1.5% over the previous year.

The takeaway: Real estate values can look very different depending on the data set, property type and geographic area being measured.

That’s why a local pricing analysis of a specific property can be much more useful than simply looking at a countywide or citywide median.

⏰ Homes aren’t necessarily selling overnight

Realtor.com reported a 50-day median time on market for Parkersburg in August 2026. Wood County as a whole was at 46 days.

For sellers, this is an important reminder that putting a home on the market doesn’t necessarily mean receiving an offer immediately.

A small difference in purchase price doesn’t necessarily tell the whole story. Buyers should look at the complete monthly cost when comparing properties.

It’s also worth getting financing information early. Knowing your approximate purchasing range can make the search much more productive.

And remember: the right home isn’t necessarily the least expensive home. A property that needs substantial repairs may have a lower purchase price but require significantly more money after closing.

📍 The local market matters

National real-estate headlines can be interesting, but they don’t necessarily tell you what is happening in Parkersburg, Vienna, Williamstown, Mineral Wells, Washington, Lubeck or the surrounding Wood County communities.

Even within the same county, prices, inventory and buyer demand can vary considerably from one area to another.  August data, for example, showed median listing prices ranging from about $160,700 in Parkersburg to $259,900 in Williamstown and $344,450 in Mineral Wells.
